Contractors can enter their actual hourly rates per trade — bricklayer, electrician, plumber, roofer, and more — plus materials markup and sub-contractor markup percentages. Your rates are used in every line item calculation instead of generic market averages.

Describe the project using structured headings
The form uses five structured fields — Scope of Works, Room-by-Room Breakdown, Existing Structure, Materials Spec, and Services — rather than a single freeform box. This ensures the right level of detail is captured even if you don't have formal drawings. You can also upload PDFs and photos.

Answer targeted scope clarifications
Before generating, the AI analyses your description and asks 4–8 specific questions about ambiguous scope items — with a cost-impact note on each. Every question has a "Not required — exclude" option. Items not confirmed are excluded from the estimate, not assumed in. This is the single biggest factor in keeping estimates accurate.

Review, refine, and regenerate
Once generated, you can provide written feedback ("the flat roof area is 40m², not 32m² — adjust this and increase the kitchen PC sum to £18,000"). Corrections stack cumulatively across multiple rounds — earlier changes are never undone by later ones. You can also edit the project inputs directly and regenerate from scratch.

How accurate are the estimates?
MY Project estimates are designed to be a reliable starting point — not a formal quotation. Accuracy depends on the quality of the description and drawings provided. With formal plans and a detailed scope, estimates typically fall within 10–20% of a final tender. Without drawings, treat the output as indicative. The clarification step before generating is specifically designed to reduce the gap between what's described and what gets costed.
Can I edit the output after downloading?
Yes — the Excel file is fully editable. Change figures, add notes, reformat rows, adjust PC sums, add your own branding. MY Project produces a professional starting document, not a locked output. For PDF, you can print to PDF from the on-screen report using your browser's print function.
Does it work for small jobs and maintenance?
Yes. MY Project covers nine project types including Repairs & Maintenance, Roofing works, Bathroom/Kitchen refit, Landscaping & External, and Garage conversion — not just large new builds or extensions. The clarification questions and work packages adapt to the scale and type of the project.
Can I use my own labour rates?

Will it read my architect's drawings?
You can upload PDF drawings and they'll be referenced by filename in the estimate — the AI uses the drawing names to infer scope and detail. For full PDF content reading (where the AI reads dimensions and specifications directly from the drawings), a future hosted version will support this. For now, the structured description form is designed to capture the same information manually, even when drawings are present.
Is this a replacement for a quantity surveyor?
